How the cash-out amount is limited
Lenders cap the new loan at a percentage of your home's value, commonly 80% for a primary residence. Your cash is that cap, minus your current balance, minus closing costs. A $450,000 home at 80% allows a $360,000 loan; with a $260,000 balance and 3% closing costs, the cash available is about $89,000.
