What comes out of a home sale
| Cost | Typical range | Notes |
|---|---|---|
| Agent commissions (both sides) | 4.5% – 6% of price | Negotiable. Confirm the split in your listing agreement. |
| Title, escrow & attorney | 0.5% – 1.5% | Varies by state and who customarily pays. |
| Transfer & recording taxes | 0% – 2%+ | Some states charge none; others charge a lot. |
| Repairs & credits | 0% – 3% | Depends on inspection results. |
| Concessions | 0% – 3% | More common in slower markets. |
The costs sellers forget
Most sellers overestimate their proceeds because they leave out buyer-agent commissions, repair credits after inspection, prorated property tax and HOA dues, and transfer taxes. Put a realistic number on each before you decide on a listing price or whether to sell now.
If you are buying again, run your numbers through the affordability calculator with your expected net proceeds as the down payment.
