How to read break-even

Break-even is closing costs divided by monthly savings. If you pay $6,400 to save $200 a month, you break even in 32 months. Stay longer and every extra month is profit; leave sooner and you lose money on the deal.

Look at lifetime interest too. A lower payment on a fresh 30-year term can mean paying more interest overall than you would have on the remaining years of your current loan. Choosing a shorter new term or making extra payments keeps the savings real.
